The new student residence is included in the Detailed Plan of public initiative called R5.2 Navile Zone, the most recent of the implementation plans of the P.R.G. of Bologna, approved in July 2006, which redesigns the entire area of about 30 hectares, in the sector of the former Fruit and Vegetable Market, where the new headquarters of the Municipality of Bologna already stands today.
The project is located within one of the most prestigious urban areas among all those being implemented and promotes the integration of the student residence with the social fabric, services and city.
In addition to the easy accessibility enjoyed by the new district, there is a particularly well-kept internal mobility system to try to guarantee environmental, safety and confidentiality objectives, with cycle paths and paths with a prevalent pedestrian destination, capable of connecting all residences with services and large public green areas.
The student residence is located at the north-western end of the neighborhood, right on the border with the large public park that defines it and with the eastern front overlooking one of the squares foreseen in the new urban system.
The preliminary project at the basis of the client’s assignment already provided a clear typological framework of the organism, the result of an intense preparatory work within the client’s structure, and already provided for numerous solutions for the pursuit of the objectives of environmental compatibility, containment energy consumption, high living comfort. In the preliminary phase of the project, 240 accommodation places were also determined, including 55 places intended for the residential hotel type, 85 places for mini-lodges and 100 places used for large integrated units.
The passage of the preliminary project to the final one involved a deepening of some elements and a significant new orientation regarding some organizational and managerial choices, establishing that all the collective service activities were maintained within the structure, so as to allow an easy control and a easy and cheap management and it was decided to create an important restaurant service, functionally and managerially independent from the residence, open to the use of the other student population and the city.
Starting from this new orientation, the intention was to create a building organization strongly open to the city and at the same time sufficiently protected to guarantee the necessary levels of security, confidentiality and control. The particular conformation of the lot allows you to create an outdoor space protected from road noise, thanks to the acoustic barrier provided in the context of primary urbanization works, which will be directly accessible from collective spaces and will constitute a natural extension.
The shape of the lot and the consequent shape of the building represent an invitation to enter the complex: from the road, seamlessly, we proceed northwards flanking the student residence along the west body, protected by an arcade that leads to the park along an internal tree-lined square. On the northern vertex there is the student entrance and, following the porch that protects the glass wall, there is access to a small group of rooms intended for temporary guests of the structure. Mostly guarded, beyond the porch there are areas reserved for study, seminars, collective entertainment, games, physical activity. At the express request of the client, the residence meets the requirements of maximum maintainability, durability and replaceability of materials and components and of controllability over time of performance, with a view to optimizing the overall cost of the intervention. The use of a renewable energy system with solar panels, “green” roofs and the reuse of rainwater, have been the reference for every design aspect, imposing the need to achieve the effective integration of each typological, morphological, dimensional choice, technological as well as aesthetic. The goal of energy certification according to CasaClima A plus standards, will allow energy consumption of less than 30 kWh per year per square meter. The total modularity of the building system components will allow, in the course of future management, any interventions including overall functionalization of entire residential sectors, without this leading to changes or additions at the structural level and with minimal interventions and already anticipated in the system level.
